DIY: Fun and Profitable (but Not for Marketing a Central Mass Home!)

As a way to have fun and save money at the same time, the “Do-It-Yourself” approach

has millions of enthusiasts. Any number of Central Mass residents can be found on weekday evenings and Saturdays and Sundays, tinkering in garage workshops or atop ladders, “Doing-It-Themselves” with hammers, saws, and paintbrushes.

There is no shortage of guides and gurus to spark creativity and show how-to’s. As one online ad puts it, you can have “Summer fun with freezer paper tie-dye” or, in the kitchen, “Great ways to put up your crops” (that one is about home canning).

When it comes to Do-It-Yourself projects and the Central Mass real estate connection, there are scores of possibilities. Online, you can find valuable Tips for Summer Yard Maintenance to spiff up the property. For more ambitious DIYers, Video Instructions about kitchens, bathrooms, remodeling, flooring and more. Before marketing a home, many folks do roll up their sleeves at one point or another. It’s common sense to do what you can to put your property into good shape before recruiting their chosen Central Mass real estate agent to get cracking; many of the cosmetic touches that make a home shine can be handled perfectly by energetic homeowners.

But then there is a final DIY possibility when it comes to marketing a home. It’s the FSBO (For Sale by Owner) approach, a Do-It-Yourself idea that, while theoretically feasible, too often proves to be a bridge too far.

For one thing, marketing a home doesn’t consist of a single discipline that lends itself to mastery via a step-by-step DIY tutorial. At the professional level, marketing a home involves photography, design, media creative and placement, signage and staging. Any one of these disciplines can be studied and pursued by a serious-minded Central Mass homeowner, but even if it were possible, getting all of them working smoothly and in

tandem would have to be a totally consuming Do-It-Yourself project.

There is also another dimension that’s not at all conducive to a DIY solution but which often proves to be the key to a satisfactory  home sale: professional networking. Amateur real estate marketers can succeed in getting many marketing aspects right, but cannot (by definition) ever take full advantage of the network of professional real estate brokers and agents who have spent years developing the relationships that connect most buyers with most sellers. When the statistics show that 87% of home sales wind up involving the skills of a licensed real estate professional, even the most dedicated among DIY enthusiasts tend to turn over this particular pursuit to a pro!
